At guests' disposal are 6 independent flats, an equipped swimming pool (9x4 mt, open from may to september), and relaxation, in the wide, green space of the Tuscan countryside, among cultivated fields, wood lands, olive orchards and vineyards.
At a distance of about 2 km, there is the ancient village of Montescudaio in a panoramic position facing the sea (about 12 km).
Single house - 2/3 people: About 40 s.m. Completely independent single house. Small kitchen with cooking corner and space for dining. A double bed and a sofa bed. Bathroom with shower. Electric and/or gas heating.
3 rooms - 4/6 people: About 75 s.m. 1st floor. Sitting room with cooking corner, and space for dining. A double room with a single bed. Bathroom with shower. On the first floor, there is the mansard with a double and a single bed. It is connected to the sitting room, by a small wooden staircase. Electric and/or gas heating.
2 rooms - 2/4 people: About 45 s.m. 1st floor. Sitting room with a cooking corner, space for dining, and a sofa, with an extractable bed. A double room. Bathroom with shower. Electric and/or gas heating.
4 Rooms - 4/7 people: About 110 s.m. 1st floor. Sitting room with fireplace, and a sofa with an extractable bed. Kitchen with dining space. Bathroom with tub. Mansard on the first floor with sofa. W.c. 2 single beds. Double room. Electric and/or gas heating.
2 Rooms - 2/4 people: About 45 s.m. Ground floor with private entrance. Sitting room with a cooking corner, space for dining, and a sofa, with an extractable bed. A double room. Bathroom with shower. Autonomous heating.
3 Rooms - 6 people: About 95 s.m. Ground floor with private entrance. Ample sitting room with fireplace, cooking corner space for dining and sofa bed. Bathroom with shower. Double bedroom with a single bed, and a small bathroom. Bedroom with 2 single beds. Autonomous heating.

All customers accept the following booking conditions as binding upon themselves and the persons for whom the booking is made.
Booking and Booking Confirmation
Bookings are accepted by contacting AGRITURISMO LE COLLINE directly and with a down payment. Your booking forms the basis of a contract with us, and you are committed to it until AGRITURISMO LE COLLINE gives you a written confirmation ( via e mail too) or refusal. The contract will take effect when AGRITURISMO LE COLLINE confirms your holiday in writing, which will be done by return after receiving advance payment . We reserves the right to correct obvious mistakes, e.g. those based on printing or mathematical or allocation errors online.
The down payment is at least 20% of the cost of your holiday.
Special conditions and notes
Local service charges: Any local service charges mentioned in the house description refer to all guests including
children and babies. May be italian law will fix a Visitor’ tax for the future; the rate of Visitors’ tax at the
individual locations cannot be specified because the exact amounts are not always fixed at the time of going to print. The cost can range from € 0.50 to € 2 per person/ day (reduced rate for children).
Basic cleaning is always carried out by the tenant, irrespective of whether the landlord carries out final cleaning.
Basic cleaning includes cleaning of the kitchen, washing and putting away dishes, removing all remaining food and waste, stripping off the bed linen and sweeping all rooms, so that the rented property is clean and tidy for the next tenant.
Final cleaning additionally includes thorough cleaning of the kitchen, bathroom/ shower and WC.
You have the option of cleaning the holiday apartments yourself or having it cleaned by the landlord for an appropriate fee.
Bed linen and towels are not provided but you have the possibility of hiring them locally; if you wish to avail of this service, please specify this at the time of booking. Tea-towels are sometimes provided by landlords, but we generally recommend that you bring your own. You will almost always have to bring toilet paper as well as washing-up liquid
Additional beds and toddler beds must be requested in advance and in some cases there must be confirmation of this. Pets are allowed; prior notification must always be given when booking and an indication given of type and size. Permission applies basically to only one pet.
You can’t bring them everywhere; dogs have to be kept on lead and they are NOT allowed in the pool.
Full crockery and cutlery is provided in the holiday apartments for the number of persons booked. A fridge is supplied as standard and is not therefore explicitly mentioned in the property descriptions. All other technical household appliances, for example, oven, microwave, dishwasher, coffee machine or washing machine, are only provided if they are explicitly mentioned in the description.
Heating / heating possibility Apartments do not always have heating. In case of need, gas, electric, kerosene or wood/coal heated ovens are used ( ask and see property descriptions). As a rule, ovens are operated by the tenants, information on how to use them can be provided by the landlord/ caretaker.
TV/ TV reception: TV is not provided.
Garden furniture as tables chairs and sunshades is provided but it does not necessarily mean that there is a garden chair for every person. Swimming pool is usually open from the end of may till the end of september;start
and end dates may change according to weather conditions. For pool please observe the opening hours specified by the management and any special bathing regulations or prohibitions. These can concern e.g. wearing of bathing
shorts in the pool, bringing of balls, airbeds and similar in the pools or the duty of wearing swimming caps.
Tenants are entitled to use the whole of the rented property inclusive of furniture and utensils. They undertake to treat the rented property, its furnishings and fittings and any communal facilities with the utmost care. They undertake to make good any damage caused during the rental period due to negligence by themselves or their companions or guests.
Landlords or caretakers have the right to request an appropriate deposit when they hand over the keys. The deposit
is usually paid in cash in Euro. Credit cards are not accepted.The deposit will be refunded when the rented property is returned in proper condition. In some cases the deposit will only be refunded by bank transfer or postal order after
the departure of the customer. Refunds are made without prejudice to possible compensation claims by landlords.
The maximum number of persons given also includes children and babies, unless otherwise agreed with AGRITURISMO LE COLLINE. If the maximum number of occupants is exceeded, the landlord has the right to refuse or evict those over the limit or to demand a proportion of the rental plus extras.
Unless otherwise stated, arrival time is always between 4.00 p.m. and 6.00 p.m. on the day of arrival. If you cannot arrive at the agreed time please inform the caretaker straight away and in due time. If you fail to do so, a proper
check-in cannot be guaranteed.
On the day of departure the rented property must be vacated no later than 10.00 a.m. and handed over to the landlord or his authorised representative cleaned and in the same condition as when it was accepted.
You may cancel your booking at any time prior to the start of the holiday. The date your cancellation instruction is received by AGRITURISMO LE COLLINE shall be the decisive date. It is in your own interest to notify cancellations in writing.
We normally calculate cancellation charges for holiday apartments as follows:
- up to 61 days before departure 10% of the total price,
- 60 to 35 days before departure 50% of the total price,
- 34 to 2 days before departure 80% of the total price,
- the full cost of the holiday will be charged for later cancellation and non-departure.
Should AGRITURISMO LE COLLINE manage to find another tenant for the same period and at the same conditions, only 10% of the total price will be charged irrespective of cancellation date.
The cancellation procedure will differ from the provisions stipulated above if you make use of your right to provide a replacement tenant. This, however, is conditional on AGRITURISMO LE COLLINE being given firm notice well in advance of the departure date so that the necessary alternative arrangements can be made. It is also conditional on replacement tenants satisfying the special conditions applicable to the holiday and not contravening any legal
requirements or official regulations. When the change of name is confirmed the new participant will assume the rights and obligations of the contract.
If the booked holiday cannot be arranged in accordance with the terms of the contract due to circumstances which are beyond AGRITURISMO LE COLLINE’s control and which occur after the contract is signed, AGRITURISMO LE COLLINE shall have the right to change the holiday arrangements providing the change to the original booking arrangements is not in fact a major one, providing it can be considered reasonable with regard to the tenant, and providing it does not impair the overall quality of the holiday.
Other Provisions and Information
Default proceedings or legal action regarding this contract will be subject to the jurisdiction of the Livorno- Cecina Courts. If any of the provisions in the holiday contract are found to be invalid or unenforceable, the remainder of the holiday contract will not be affected but will remain valid and enforceable.
